60% Carbon reduction refurbishment nears completion

Sanford Housing Co-op is nearing the end of a retrofit to reduce its CO2 emissions reduced by 60%. The project, managed by J3 Building Futures, has seen the installation of Biomass boilers and Solar Hot Water on a street of 14 houses and 6 flats along with energy efficiency measures including cavity-wall, loft insulation, improved natural daylighting and ventilation, and heat-recovery. The project in New Cross, was conceived by the residents when deciding to refurbish the 1970's street. A spokesperson for J3 says, ’This may be the first time an entire UK street has been retrofitted with renewable energy technologies’. Environmental concern has underpinned the scheme with all materials being low-toxic or from sustainable sources. Demolition waste has been separated for re-use and low-energy appliances fitted where possible. The final stage of the project is to install ‘eco-kitchens’ and implement a strategy to reduce CO2 by 80% by 2020.

The way we currently live and work is not sustainable; we are using irreplaceable resources at a faster rate every day. At i-B we take a more pragmatic approach to all of this. Technology isn't going to go away; the genie is out of the bottle and no matter what some people think it is not going to be that easy to stuff it back into the bottle. We believe the sustainable way forward is to utilise the best that current technology has to offer, to continue developing more efficient technologies and couple that with frequent, small, incremental improvements in our use of resources and in the way we l work and live will result in a huge change. This project at Thorpe Park in Leeds represents a major challenge to the UK property industry. The brief was to provide serviced office accommodation to a standard developer specification, but with extremely low Carbon emissions. This project has resulted in the first speculative, genuinely sustainable building in the UK. The building has been awarded the highest ever score under the BREEAM environmental assessment method. The building demonstrates a whole range of novel technologies for energy conservation including passive solar heating, active floor slab cooling, mixed mode ventilation and CHP. Resource conservation is addressed with a very high proportion of recycled materials in the construction, rainwater recycling and the use of vacuum rather than water-based drainage.
